About PPRA, LLC

Prairie Pothole Realty Analytics, LLC (PPRA, LLC), is a professional, real property valuation company led by sole-managing member/owner, Steven T. Salsberry, MAI, AI-GRS, a state-certified general real property appraiser with 23 years of appraisal and appraisal review experience with commercial, agricultural, and conservation-related properties, serving the public trust in both the private and public sectors.

PPRA, LLC was founded in late 2025 with a focus on conservation-related, rural properties that could incorporate both agricultural and commercial nuances.

The company is named for my passion for the geographic area that resulted from the latest of the Wisconsinan glaciers - the Des Moines Lobe - which extended southward into 19 eventual Iowa counties and spans across five U.S. states and Canada. The glacial till, which remained upon the receding of the Des Moines Lobe, left the land of north central Iowa marked by saddle-like ridges or “knobs” of sand and gravel, and kettle-like basins, the “prairie potholes” and wetlands that we see today. It’s also where I have made my home for the past 30 years.

Meet the PPRA, LLC Team

Steve offers both appraisal reviews and real property appraisals, performed in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and the Uniform Standards of Professional Appraisal Practice for Federal Land Acquisitions (UASFLA, aka "Yellow Book"), and in conformity with the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute.

He has earned two professional valuation designations from the Appraisal Institute in Chicago, Illinois: MAI (in 2016) and AI-GRS (in 2024). Steve's Iowa Certified General Real Property License (IA CG#02269) is current, expiring on June 30, 2027.

Coverage is the entire state of Iowa and will soon also be in Minnesota.
